This surprises sellers who moved up from Broward or Miami-Dade. In Palm Beach County the seller customarily selects the closing agent and pays for the owner’s title policy. In Broward and Miami-Dade the buyer does. Cross the county line and the default flips.
That matters twice. It is a cost you carry as a Palm Beach seller that a Broward seller does not, so it belongs on your net sheet. And because you are paying for it, you choose the closing agent — which means you can pick one that will actually answer the phone rather than accepting whoever the buyer’s agent prefers.
Documentary stamp tax on the deed is $0.70 per $100 of the sale price, the standard Florida rate.
If you bought the property with an owner’s title policy and are now selling, the buyer’s new policy may qualify for Florida’s reissue rate — a discounted premium available when a prior owner’s policy on the same property can be produced.
