What this is

This is a limited-service brokerage engagement, not a document download. You sign a Transaction Brokerage Services Agreement, we act as your transaction broker for the sale, and everything below is performed as part of that representation.

That distinction matters, and it is the reason we can do this for a flat fee. Florida licensees may complete contract forms only as an act incidental to brokerage services — a brokerage cannot sell documents as a standalone product. So we do not sell forms. We represent you, and preparing the paperwork is part of representing you.

What this is not

We are not your attorney and we do not give legal advice. A transaction broker in Florida does not represent either party in a fiduciary capacity — we deal honestly and fairly with both sides and handle the transaction. If you want someone advocating solely for your interests, or you need legal advice about your contract, you should hire a Florida real estate attorney.

We also do not set your price, and we do not put the property on the MLS under this package. If you want MLS exposure and syndication to Zillow and Realtor.com, that is our flat-fee MLS listing instead, and the two can be combined.

Who this is for

Sellers who have already found their buyer — a neighbour, a family member, a tenant exercising an option, an investor, or someone who knocked on the door. You do not need marketing. You need the transaction handled correctly so it closes, and you would rather not pay a percentage of your sale price for that.

On a $400,000 Florida sale, a 3% listing side is $12,000. This is $499.

Title and closing

Florida transactions need a closing agent to handle title search, title insurance and escrow. You are free to use any closing agent you like, and your buyer may have a preference as well — in most Florida counties the seller customarily selects, but that is negotiable and the contract controls.
