How does flat-fee MLS listing work?
You pay a one-time fee ($99-$999 depending on package) and we list your home on the MLS — the same database every real estate agent uses. From there, your listing syndicates to Zillow, Realtor.com, Trulia, Redfin, and 100+ partner sites. Buyer agents see your home and bring offers. You skip the 3% listing commission that would normally go to a listing agent.
Do I still need to pay a buyer's agent commission?
If a buyer's agent brings you a buyer, you typically pay them 2-3% (set by you in the listing). Many sellers offer 2.5% as the standard. You can also choose not to offer a buyer agent commission, though this may reduce showings.

How long does it take to get listed?
Most listings go live within 24 hours of submission. If you choose the Elite or VIP package, broker review can add 6-24 hours.
How do I price my home correctly?
Pricing is the single most important decision in selling a home — too high and you sit on the market, too low and you leave money on the table. When you list with us, you get access to recent comparable sales data for your neighborhood, plus broker pricing guidance with the Elite and VIP packages. If you're unsure, a licensed Florida broker can walk you through your home's likely market value before you commit to a listing price.
Can I cancel my listing?
Yes — you can cancel anytime. Listing fees are non-refundable once your listing has gone live, but you're never locked into a long-term contract.
Will buyers be able to schedule showings?
Yes. We provide a built-in scheduling tool so buyers (or their agents) can request showings directly. You approve each showing manually.
What if I get an offer and don't know what to do?
Call us. A licensed broker will walk you through the offer, explain the terms, and help you negotiate — at no extra cost. That's included in the Elite and VIP packages.
Do I need a real estate attorney?
Not legally in Florida (title companies handle closings), but if your transaction has any complexity, having an attorney review documents is smart. We can refer you to vetted Florida real estate attorneys.
How do you make money if you charge so little?
Volume. Traditional brokerages charge 3-6% of every sale price (often $15,000-$30,000+). We charge a flat fee per listing. We make our margin by serving thousands of sellers efficiently — not by extracting maximum dollars from each one.
Will my listing look professional?
Absolutely. The MLS doesn't show 'flat fee' or anything like that to buyers or agents. Your listing looks identical to any other agent-listed home.
What if my home doesn't sell?
We re-list it at no extra cost if 6 months pass without a sale. Our advice is also free — if your price is wrong or photos are weak, a broker will tell you.
